Spray foam roofs and various roof coatings have been around for decades. Some spray foam roofs have been in service for 30+ years. These products are fast to install, are lower in cost, and the long life-cycle have made them an attractive choice for roofs.
Roof coatings or roof foams are seamless when applied. They encapsulate seams, fasteners, and protrusions on the roof that does not allow water to leak through.
Spray foam for roofs is a similar product as closed cell spray foam. The main difference is that it has a higher density, around 3 lbs per cubic foot compared to closed cell spray foam which only has 2 lbs per cubic foot. The higher density resists the harsh conditions that wreak havoc on roofs, like hail and foot traffic while servicing HVAC units.
Low spots or ponding areas on a roof can be filled or leveled out with spray foam roofing, allow a roof to better drain. There are many different types of roof coatings on the market, elastomeric acrylic being the most popular (and conveniently lowest in cost). However, one of the major drawbacks of this type of product is that it needs to be applied in 2-3 coats to get the proper millage thickness and only has a service life of 5-10 years. Other common types of roof coatings are: urethanes, polyurea, asphalt-based, and silicone.
At KC Spray Foam & Coatings, we prefer silicone roof coatings. Our many years of experience with roof coatings shown us that silicone is the best choice for most roof types. Silicone works well over spray foam roofs, EPDM, TPO, Torch Down, Modified Bitumen, and many other roof types. One advantage of roof coatings is that most existing roofing materials do not need to be removed prior. This saves both time and money, and keeps these materials out of the landfills.
With silicone roof coatings, we can get anywhere from a 10-20 year warranty on most roofs if sprayed at the proper millage thickness. *Please note that KC Spray Foam & Coatings only works on commercial roofs, we do not install coatings on residential roofs.
